Scope & Responsibilities

salereadiness.ae is a reference resource on pre-listing sale readiness for Dubai property. The site explains the documentary, financial, structural, and signatory conditions a property and its seller must satisfy before clean transfer is possible at the Dubai Land Department Trustee Office.
The site is operated by Cendale Documents Clearing Services FZCO under Trade Licence 78065 (Dubai Silicon Oasis). It is an independent informational resource. It is not a Dubai Land Department site, not a RERA site, and not affiliated with any UAE government authority.

What this site covers

Pre-listing sale readiness as a discipline — the four registers of readiness (title and mortgage, service charges and developer standing, identity and signatory authority, onward transaction sequencing), the standard checks within each register, the readiness output as a written note flagging items green, amber, or red, and the relationship between readiness review and the buyer’s subsequent due diligence. The site also covers readiness in specific property contexts (off-plan, mortgaged primary residences, investment properties with tenancy, inherited or post-succession properties, foreign-owned with overseas sellers, Golden Visa-anchored properties).

What this site does not cover

The binding sale contract instrument (Form F) is covered on formf.ae. The Buyer’s Offer instrument (Form B) is covered on formb.ae. The listing-mandate instrument (Form A) is covered on formadubai.ae. The No Objection Certificate process is covered on noobjectioncertificate.ae. Mortgage release procedure is covered on mortgagerelease.ae. The Trustee Office process on transfer day is covered on trusteecentre.ae. Information vs. legal advice

The content on salereadiness.ae is general procedural information about pre-listing readiness. It does not constitute legal advice, financial advice, tax advice, or professional representation. DLD practice, RERA standards, and developer-side NOC procedures are subject to change. Reliance on specific procedures should be confirmed with the Dubai Land Department, the developer, the lender, or a licensed legal advisor before acting.
